To meet the requirements outlined by the COSA, you must be aware of the COSA Building Codes. The code manual defines property setbacks, utility easements, drainage restrictions and city ordinances. With a licensed contractor, city and county inspections are scheduled at your home and approved only by an official within that department. Public safety regulations exist for street and pedestrian traffic. Lane and sidewalk closures, as well as traffic barriers are mandatory to direct traffic through or around municipal projects. The city Right-of-Way (R.O.W.) is marked as a building setback for active utility lines, both underground and overhead. The R.O.W. is documented on a "PLOT PLAN or SITE PLAN" filed and recorded within the city or county records. Any home improvements or modifications constructed within the R.O.W. belong to the city and will not be replaced, unless permitted. That same PLOT PLAN marks the trees within the lot property pins and cannot be removed without an approved permit.
The General Liability and "Builder's Risk," Commercial Auto and Workman's Compensation, are all means of required insurance that a licensed contractor will carry. Any damage to your home or property during the renovation or construction process, will be insured for any covered losses. Price Concrete, Inc. is fully insured and will provide a certificate of insurance (COI) attached to each contractual agreement, once the BASE BID is accepted.
